Mobile Home Park Lot Lease
If you own a mobile home and lease a lot in a mobile home park with 3 or more mobile homes, you have certain rights under the Pennsylvania Mobile Home Park Rights Act. 68 P.S. section 398.1 et seq. If you are complying with the rules of the mobile home park and are paying the rent due, the park landlord cannot evict you due to end of lease term unless there is a change in use of the park. Unless you have a written lease which waives or reduces your right to receive Notice to Vacate, your park landlord must give you written Notice to Vacate.

If the park landlord wants to evict you for breaching the lease:

He/she must give you 30 days notice if the lease term is for less than one year or for an indeterminate term.

He/she must give you 3 month notice if your lease term is for one year or more.

If the park landlord wants to evict you for failure to pay rent:

He/she must give you 15 days notice if the notice is given between April 1st and August 31st.

He/she must give you 30 days notice if the notice is given between September 1st and March 31st.

If the park landlord wants to evict you for use of illegal drugs, he/she must give you 10 days notice.

If your landlord has rules, the landlord must post them in the park and must give a copy of them to every tenant. Your landlord is also required to post a copy of the Pennsylvania Mobile Home Park Rights Act in a conspicuous place in the mobile home park.
